Manager Update!

I’m excited to share some very good news with you all…

Earlier this week, we had a surprise visit from Action Property Management’s Executive Team, and we’re thrilled to share some exciting news:

The Pacific has won two major awards this year within Action Property Management:

Overall Building of the Year

Hospitality Building of the Year

As you may recall, last year we earned second place for Hospitality Building of the Year, so this is a huge milestone. It is the first time The Pacific has taken home not just one, but two top honors!

This achievement speaks volumes about the dedication, professionalism, and daily effort of our team. Every member plays a critical role in upholding the five-star standard we strive for, and I could not be prouder of what we’ve accomplished together. I’ve included a photo of the awards attached to the bottom of this email; they will also be showcased in the lobby for your viewing.

Please find a few updates and reminders for you below:

Reconstruction Project Update:

The team has officially removed the exterior scaffolding from the Sacramento Street side of the building. Next steps will be for scaffolding to be installed on the Row Homes for that portion of the exterior inspections. We will notify affected residents in advance of the setup.

Toward the end of July, we will begin coordinating access to all units so that Recon360 can inspect and service the interior window mechanisms and hardware as part of the ongoing reconstruction effort.

In addition, work is underway on the courtyard stairs to properly seal the area and address any rust issues.

Window Responsibility CC&R amendment:

We’ve confirmed that the official ballot counting for the Window Responsibility CC&R Amendment will take place on Tuesday, July 8, 2025, at 11:30 AM via Zoom.

Zoom details will be shared closer to the ballot counting date.

Manager Check In:

It’s been a highly productive week—our team has worked diligently to ensure a smooth kickoff to the Reconstruction project, while also addressing maintenance concerns and coordinating key initiatives. This level of dedication is a true reflection of the exceptional team we have. I’m genuinely grateful for the hard work and commitment each team member has at The Pacific. We also had several wonderful interactions with residents this week, which truly stood out as the highlight of my week!

Reconstruction Project Update:

This week, Recon360 completed the setup of the Scaffolding on the 2nd-floor patio and the window inspection rig on a GPH patio. The scaffolding will be used to bring materials from the courtyard up to the GPH patio and then up to the roof to commence the roofing repairs and needed waterproofing.

You will see activity around the Sacramento Street gate and the courtyard, along with the second-floor patio facing the courtyard.

Roof Repair Notice: This work is scheduled to begin Monday, April 28th.

Scaffolding Notice: Scaffolding has been set up for work that is scheduled to start Monday, April 28th.

Window Inspection Notice: Window inspections are set to start May 12th on GPH3 facing Goldberg Lane.

Yoga Terrace Temporary Closure – Wednesday, April 30th

Please note that the Yoga Terrace will be closed on Wednesday, April 30th, from 10:00 AM – 2:00 PM for a deep clean and reorganization. We are taking this time to enhance the space to better serve the needs of our residents and ensure it remains a welcoming environment. The Fitness Studio will remain open during this time. Thank you for your understanding!

Annual Fire extinguisher inspection:

Next Thursday, our vendor, United California, will be onsite to conduct an inspection of all fire extinguishers. The technician will be inspecting for most of the day, but this inspection will not cause any disturbance to residents.

Vendor Responsibility:

We’ve recently experienced instances where vendors have caused damage to common areas or failed to follow building protocols. As a reminder, residents are responsible for any contractors or vendors they hire, including their conduct while on the property. Please ensure that contractors are aware

Manager Check In

SFFD Annual High-Rise Inspection:

I’m pleased to share that the San Francisco Fire Department (SFFD) completed its Annual High-Rise Inspection at The Pacific, and I’m happy to report that it was a great success.

The inspector provided outstanding feedback, noting no issues requiring immediate correction.

A special thank you to our Chief Building Engineer, Anthony Milner, for his dedication and keen attention to detail. His efforts ensure our building not only meets but exceeds safety regulations, playing a key role in this successful inspection.

At The Pacific, resident safety remains our top priority, and we will continue maintaining the highest standards in building maintenance and safety protocols.

Inspector of Elections:

The Association is looking for a volunteer to serve as the Inspector of Elections for our upcoming Board of Directors Election on May 8th at 4:00 pm. This role involves counting the ballots to determine the election results.

If you’re interested in assisting with this important task, please contact me directly at your earliest convenience. Your support is greatly appreciated!

Aware Leak Detection Devices:

As previously shared, the Association has launched a leak detection program in the building. If you haven’t picked up your devices yet, you’re welcome to stop by the front desk to collect them. Each device is preprogrammed and labeled for specific areas within your unit.

The leak detection system is connected to an annunciator at the front desk, which will immediately alert the front desk, Engineering, and Management if water is detected.

If you’re not currently in residence and would like assistance with placing the devices in your unit, we’d be happy to help. Feel free to reach out if you have any questions or need further details.
